Terms of service
1. Who we are
Oltinmulk is operated by Origin Collective Limited (company no. 16566341, registered in England and Wales), 124-128 City Road, London, England, EC1V 2NX. You can reach us at hello@oltinmulk.com or through the Feedback button in your account. These terms are a contract between you and us when you use oltinmulk.com (the “service”).
2. What the service does
Oltinmulk collects publicly available commercial property listings in Uzbekistan from third-party websites and channels, matches them against the requests you describe, estimates payback, and lets you save and track properties, alone or in shared projects.
The service is information only. It is not investment, financial, tax, legal or valuation advice, and we are not an estate agent, broker or party to any transaction. Listings belong to their sources and can be inaccurate, out of date or withdrawn. Payback figures are estimates built on stated assumptions. Check everything yourself, and take professional advice, before you act.
3. Your account
You must be 18 or over and give a real email address. Keep your password private: you are responsible for activity under your account. One account is for one person.
In a project, every member sees the project's requests, the matched properties and the statuses, stars and notes members add. Only invite people you are happy to share that with.
4. Subscriptions and payment
Each active request costs US$49 a month, charged in advance through our payment provider, Stripe, and renewed automatically every month until you cancel. Your card is charged in US dollars; your bank may apply its own conversion or fees.
We may change the price with at least 30 days' notice by email; the new price applies from your next renewal after that notice, and you can cancel before it takes effect. Promotional discounts apply only for the period stated when you accept them.
5. Cancelling
You can cancel any request at any time in Settings. It keeps working until the end of the month you have paid for, and you are not charged again. Your statutory right to cancel within 14 days, and how refunds work, are set out in our Cancellation and refunds policy.
6. Fair use
Do not copy, scrape, resell or republish the service or its data in bulk, do not try to break or overload it, and do not use it for anything unlawful. We may suspend or close an account that breaks these rules, after notice where reasonable; if we close a paid account without fault on your side, we refund the unused part of the month.
7. Third-party content
Listing text, photos and links come from their original sources, which own them. We link to the original listing and are not responsible for third-party sites. If you are a seller and want a listing removed from our service, write to hello@oltinmulk.com.
8. Our liability
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited by law, and nothing affects your statutory rights as a consumer.
Otherwise we are not liable for decisions you make about a property or an investment, for losses arising from inaccurate third-party listings, or for indirect or business losses. Our total liability to you is limited to the amount you paid us in the 12 months before the claim.
9. Changes to the service and these terms
We may improve or change the service. If we change these terms in a way that matters, we will tell you by email or in the service at least 30 days before; if you don't accept the change, you can cancel.
10. Law
These terms are governed by the law of England and Wales. If you are a consumer, you can bring a claim in the courts of the part of the UK where you live, and if you live elsewhere you keep the mandatory protections of your country's law.
